Budgeting for Cost Overruns

Every construction project should include a contingency budget. For new builds with detailed plans, allow 10 to 15 percent above the contract sum. For renovation projects that involve opening up existing structures, allow 15 to 20 percent — hidden problems such as subsidence, damp, asbestos, or outdated wiring are common and costly to address when discovered mid-project. A contingency fund avoids having to make compromising decisions when unexpected costs arise.

VAT on Construction Work

VAT treatment varies significantly for construction work and directly affects your budget. New residential construction is zero-rated for VAT. Residential conversions, such as converting a commercial property to housing, are charged at 5%. Most renovation, repair, and maintenance work on existing homes is charged at the standard 20% rate.
